Both The Premier Property Options Fund plc (the "Fund") and The Premier Property Options Fund Protected Cell Company plc (the "PCC") are experienced investor funds and each complies with the requirements of the Isle of Man Financial Supervision (Experienced Investor Fund) (Exemption) Order 1999, as amended (the "Order"). Shares in the Fund are only available to persons whom IFG Fund Administration (IOM) Limited considers to be sufficiently experienced to understand the risks associated with an investment in the Fund and who are willing to invest more than a minimum specified amount.

The PCC is established as a protected cell company in accordance with the provisions of the Protected Cell Companies Act 2004 (the "PCC Act"). This means that under Isle of Man law, and provided that the PCC complies with the provisions of the applicable Isle of Man law, assets attributable to each cell of the PCC will only be available to the creditors of that cell. Prospective investors should bear in mind that the segregation of assets and liabilities in the cells of the PCC, whilst recognized and protected under Isle of Man law, may not be recognized in certain other jurisdictions in which the PCC's assets may be located.

The value of Shares in the Fund and the value of the Shares in the PCC and the income produced by each of them can fall as well as rise. Investors may not get back the value of their original investment.

Neither the Fund nor the PCC is subject to any form of regulation or approval in the Isle of Man and investors are not protected by any Isle of Man statutory compensation arrangements in the event of the failure of either of them. The Isle of Man Financial Supervision Commission does not vouch for the financial soundness of the Fund or the PCC or for the correctness of any statements made or opinions expressed with regard to either of the Fund or the PCC.

Before making an investment in the Fund you should carefully consider in advance of your application the Scheme Particulars and take note in particular of the investment policy and the risk factors relating thereto. Your application shall be made solely on the terms of the Scheme Particulars and subject to the Fund and PCC's Memorandum and Articles of Association, as appropriate.
